Open Range Integrated Project Team (IPT) Design Process
- Owner hires Open Range
- Design concept and draft budget are created
- Open Range recommends Architect/Draftsman appropriate for project
- Open Range, Owner and Architect/Draftsman work together as a team to ensure design and cost meets Owner's expectations
- Plans are revised until construction cost is less than or equal to desired cost
Typical Traditional Design Process: *
- Owner hires Architect
- Design concept is created & construction drawings produced with no draft budget
- Builder provides construction estimate which is often above Owner's desired cost
- Owner does not have time to revise design
- Project is underfunded forcing design sacrifices and additional funds to complete the project.
Using the IPT approach, Open Ranch works directly with the client during step 2 to develop the design concept and produce a draft budget that reflects the Owners desired cost. Open Range then recommends an architect appropriate for the scope of the project.

- Determine Owner's desired cost
- Develop design theme
- Match size and finish of home to proposed cost
- Sketch relational circle drawing of desired rooms on proposed lot
- Recommend to Owner appropriate Architect/Draftsman
- Provide Architect above information and form IPT
