Construction Process

Pace of construction becomes important aspect during the construction phase to ensure completion in a timely manner and reduce owner carrying costs. During construction the builder and architect continue to resolve structural questions and accommodate owner design changes. During construction, the IPT is broadened to include the project supervisor, tradesman, key materials suppliers, and interior designer.

Factors Influencing Pace of Construction

Expeditious decision making is the culmination of effective communication processes between the owner, builder and IPT members. While a few clients make rapid decisions or leave decisions up to the builder, most clients want all available information presented to them so they can make their own decisions. Regardless of the client, the flow of information to the owner is key in for the IPT to get decisions made in a timely manner. Some of the methods Open Range uses to enhance the flow of information to our clients;

Providing Information to the Owner

  • Webcam allowing IPT to view project live
  • Email communication as often as required
  • Scheduled project site visits during key phases of construction
  • Scheduled visits to vendors
  • Weekly impromptu site visits

An owner, who is involved in every facet of the building process, is able to make expeditious and accurate decisions allowing the project to maintain pace and reduce the chances of change orders caused by faulty decisions.
