Open Range Homes
Construction Considerations

The first question every client asks when discussing their project is "how much will my house cost?" The question we ask in return is "how much do you want your house to cost?"

Several factors influence the cost of a home:

  • Size of home
  • Building materials cost
  • Subcontractor labor
  • Owner specified heating and cooling systems
  • Owner exterior and interior finish selections
  • Owner appliance, flooring, cabinets, lighting, and plumbing selections
  • Special amenities such as Smart Home
  • Landscaping including driveway
  • Carrying costs
  • Contractor's fee

Open Range generates a draft budget that matches the client's desired cost. This budget along with specific design parameters are provided to the architect to be used as a guide when designing the home. With this process it is the owner who decides how much a home will cost.

Building costs in Teton Valley, Idaho are generally lower than in Jackson Hole, Wyoming. Project cost on either side of the mountain could range between $250 per square foot to over $450 per square foot. When comparing cost per square foot, please remember that for the same level of finish and mechanical systems, a smaller home will cost more per square foot than a larger home.

We believe the product we produce is unmatched in quality and the services we provide are the most attractive in the Teton Valley. Exclusive arrangements with materials suppliers, reasonable subcontractor labor rates, close attention to value engineering, and fair contracting fees that include design services, ensures your project is completed for a reasonable cost.

Contracting fees vary greatly between builders. Open Range normally charges an agreed upon percentage rate on top of materials and labor or a fixed contract fee per project. Open Range Homes offers cost-plus contracts. Specific services offered are:

  • Lot selection advice
  • Construction finance resources
